The RICS Level 2 Home Survey (previously known as a Home Buyers Survey or Home Buyer Report) is best suited for homes the fit the following description:

Conventional properties i.e. homes of traditional cavity or solid wall construction.

Straightforward layout with minimal alterations or small extensions.

Built in the last 80 years.

Properties that are generally in reasonable condition.
The survey report provides information about the general condition of the property and offers insights into potential repairs or maintenance that may be necessary in the future.
Level 3 Survey

RICS Building Survey
:
The RICS Level 3 Home Survey (previously known as a RICS Building Survey) is a more comprehensive inspection and is recommended for properties that meet any of the following criteria:

Typically larger or older properties with unique features.

Homes of non-standard construction such as pre-cast concrete, metal or timber framed.

Properties with structural alterations, extensions or conversions.

Built more than 80 years ago.

Homes that are typically run down and have not been maintained.
This survey offers a thorough examination and provides detailed advice on defects, repairs and maintenance options.

Both types of surveys offer a visual inspection and are non-intrusive i.e. ceilings, walls, floors etc. are not disturbed. If further investigations or testing are necessary, the reports will make recommendation accordingly.
